Railing Solutions for San Jose & the South Bay

Railing Solutions in San Jose, Sorted by the Job

Railing solutions in San Jose depend less on the metal and more on who is asking. A property manager holding an SB 721 report, a condo board planning for its next SB 326 inspection, a general contractor waiting on shop drawings and a Los Gatos homeowner sketching a curved iron stair all need different paperwork, schedules and decisions. The five pages below take each of those situations on its own terms, with the code numbers, process and honest scope notes that apply.

The starting point never changes: a free on-site estimate, measured in person, and a price range before any drawing is final. For a quick per-foot number first, try our railing cost calculator. To talk it through, call (408) 409-8723, open seven days a week from 7am to 6pm.

Which Page Matches Your Property

  • Multifamily railings: apartment buildings with three or more units, SB 721 findings now that the January 1, 2026 deadline has passed, San José E3 reports, one matching spec per property and installs scheduled around tenants.
  • HOA and condo railings: SB 326 repairs on the nine-year cycle, one uniform design the board approves once, and line-item pricing that drops into a reserve study.
  • Contractor railing services: field measuring after framing, shop drawings for review and inspection-ready guardrail, handrail and gate installs for GCs and remodelers.
  • Luxury custom railings: hand-forged iron, frameless glass and estate gates for hillside homes in Los Gatos, Saratoga and the Almaden foothills.
  • Balcony railing replacement: tired wood or short 36-inch-era rails across the 60% of San Jose housing built before 1980, swapped for 42-inch metal or glass guards.

Shopping by material instead? Every option lives under railing services, from wrought iron railings and cable railings to railing repair and SB 721 fixes.

FAQ

Questions, Answered

Straight answers on cost, code, permits and materials. Still unsure? Call and ask.

How is SB 721 different from SB 326?

SB 721 covers apartment buildings with three or more units and repeats every six years; its first deadline was January 1, 2026. SB 326 covers condo and HOA buildings, uses a licensed structural engineer or architect, and repeats at least every nine years; its first deadline was January 1, 2025. Both reach wood-supported balconies, stairs and walkways more than 6 feet up, and their railings.

Do you work as a railing subcontractor for general contractors?

Yes. We measure after framing, submit shop drawings for review, coordinate with the engineer of record when one is involved, and install guardrails, handrails and gates so they are ready for inspection. The contractor services page walks through the sequence.

Does replacing a balcony railing need a permit in San Jose?

Usually, yes. Replacing more than about half of an existing guard is commonly treated as new work that must meet current code, including the 42-inch height and the 4-inch sphere rule. We confirm the requirement with the building division for your city and handle the permit as part of the job.
