Custom Railings in Campbell, the Orchard City
Our custom railings in Campbell start with the age of the houses. Of the city's 18,238 housing units, 69% were built before 1980, the median year built is 1972, and about 60% went up in the 1950s, 1960s and 1970s alone. That is older than San Jose, Santa Clara or Milpitas. The Orchard City incorporated in March 1952, and much of what you see today was built in the twenty-five years after. So most Campbell calls are repairs and upgrades: guards shorter than 42 inches, pickets spaced wider than the 4-inch sphere allows, iron rusted at the post base, and wood deck rails that have loosened over many rainless summers.
Alice Avenue and the historic core
Campbell's Historic Resource Inventory lists 143 structures: 20 landmarks, 35 historic district properties and 88 structures of merit. The district properties are on Alice Avenue, with homes from about 1920 to 1947, including the 1929 Yerkovich House at 69 Alice Ave. The city's Historic Design Guidelines for Residential Buildings (May 2006) name balustrades among the character-defining features to identify, retain and preserve, and ask that any replacement use similar methods and materials so it closely matches the original. For a Craftsman or Tudor Revival porch, that usually means repairing or replicating the existing rail rather than switching to cable.
Postwar ranch neighborhoods and the San Tomas area
Away from downtown, Campbell is mostly 1950s through 1970s ranch homes, with some larger homes from the 1990s built on old lots. The San Tomas area in the southwest has bigger parcels and more room for backyard decks. These houses are where we replace low front-step rails and tired deck guards most often.
Duplexes, fourplexes and Cambrian addresses
Campbell has the highest share of two-to-four unit buildings in our service area, 17% of all units, and 41.6% of its homes (about 7,600) sit in buildings with three or more units. Plenty of owners here are small landlords with a triplex or fourplex. Campbell also annexed a large part of the unincorporated Cambrian pocket in 2012, and ZIP 95008 crosses into San Jose, so we confirm which city your parcel belongs to before drawing anything.
Permits: Campbell Building Inspection Division and MGO Connect
Campbell's Building Inspection Division is on the upper level of City Hall at 70 N. First St., (408) 866-2130, building@campbellca.gov. The city's guides are blunt about submittals: digital submission is required, and every building permit application goes through the MGO Connect portal. If you would rather not use a home computer, Community Development has a public kiosk, but you have to bring your files on a USB drive.
The city's Single-Family Residential Remodel guide asks for stairs (rise and run), handrails, guardrails and associated notes and details on the plans, so our drawings include section views with heights, spacing and post connections. Campbell does not publish a deck-size exemption we could confirm, so we call the Building Inspection Division before quoting a schedule for any deck or porch rail.
One more local rule shapes our calendar. Campbell limits construction to 8am to 5pm on weekdays and 9am to 4pm on Saturdays, with no work on Sundays or holidays. We are open seven days, but installs inside city limits follow those hours.
Campbell's SB 721 Handout for Apartment Owners
Campbell publishes its own SB 721 handout, revised in May 2025. It covers wood-framed buildings with three or more units and elevated elements more than 6 feet above ground, inspected every six years with at least 15% of the balconies examined. Reports go to the owner and to building@campbellca.gov. Under state law (AB 2579) the first apartment inspection was due January 1, 2026, so that deadline has now passed.
Two lines in the handout matter most for railings. First, all deck repairs and replacements require a building permit secured within the inspection year. Second, any deck repair over 8 feet in height must be designed by a registered architect or engineer. We fabricate the replacement guards to that design, coordinate the permit through MGO Connect, and install around your tenants. See railing repair and SB 721 and multifamily railings.
Electric Gates, Creekside Homes and Local Conditions
Gates get their own rule in Campbell. The city's Simple Construction guide says fences taller than 7 feet, walls taller than 3 feet and all electric gates require a building permit, and any fence, wall or gate over 6 feet (or one outside the standards in the zoning code) needs a Fence Exception from Planning first. If you are adding an automatic driveway gate, plan on a permit no matter how short it is.
Campbell has no fire hazard severity zone on the 2025 state maps and no state fault zone inside city limits, and Santa Clara County Fire Department covers the city. Homes along the Los Gatos Creek Trail and the Perc Ponds get the same long dry summers as the rest of the west valley, so we finish steel with oven-cured powder coat over zinc primer, which keeps its color far longer than brushed-on paint. For period inspiration, Campbell's own landmarks, such as the English Tudor Ainsley House at 300 Grant St., built in the mid-1920s for canning pioneer John Colpitts Ainsley, are a good place to start a design conversation.

Repair or Replace: Campbell Costs
Campbell repair jobs are often smaller than people fear. A rusted iron step rail or a few loose balusters may be a single visit, while a full replacement of a 1960s deck guard is usually priced by the foot: iron $65 to $135, aluminum $50 to $200 and cable $75 to $260, installed. Corners add about 20 to 30%, and permits run roughly $50 to $500. Not sure whether to repair or replace? Read the warning signs that a railing needs repair, then let us look at it in person for free.

FAQ
Questions, Answered
Straight answers on cost, code, permits and materials. Still unsure? Call and ask.
Do I need a permit for a deck railing in Campbell?
Campbell has not published a deck-size exemption we could confirm, so we ask the Building Inspection Division at (408) 866-2130 before quoting. Its remodel guide does require guardrail and handrail details on plans, every application goes in digitally through MGO Connect, and on apartment buildings the city's SB 721 handout says all deck repairs and replacements need a building permit.
Does an electric driveway gate need a permit in Campbell?
Yes. Campbell's Simple Construction guide says all electric gates require a building permit. If the gate, fence or wall is over 6 feet tall, you also need a Fence Exception from the Planning Division before the building permit.
Can I replace the porch railing on my Alice Avenue home with modern iron or cable?
On a listed historic property, probably not as a straight swap. Campbell's Historic Design Guidelines treat balustrades as character-defining features to retain and preserve, and ask that replacements closely match the original materials and design. We can repair the existing rail or build a matching one, and talk with Planning before you commit.
Who has to design SB 721 balcony repairs in Campbell?
Campbell's handout says any deck repair over 8 feet in height must be designed by a registered architect or engineer, and every repair or replacement needs a building permit secured within the inspection year. We fabricate and install the railings to that professional's design.
